The average home price in Guelph reached approximately $780,000, representing a 2.5% decrease compared to April 2026.

Homes are also taking longer to sell, with the average property spending around 50 days on the market before receiving an accepted offer.

While statistics show that sellers are receiving about 97.8% of their asking price, this number doesn’t always tell the complete story. Many properties are being listed, cancelled, and relisted multiple times at different price points before selling. As a result, the final sale price compared to the final asking price may appear stronger than the overall selling process actually was.

Detached homes remain stable

Detached homes in Guelph showed resilience throughout May.

  • Average Price: $920,000
  • Month-over-Month Change: Stable

This segment continues to attract families looking for more space, larger lots, and long-term value.

Semi-Detached homes show positive growth

One of the strongest performers this month was the semi-detached market.

  • Average Price: $740,000
  • Increase: 6.4% from April 2026

This category remains attractive for first-time buyers and families seeking affordability compared to detached homes.

Condo market experiences the largest decline

The condominium segment faced the most significant adjustment.

  • Average Price: $480,000
  • Change: Down 17% from last month

For buyers, this could create opportunities to enter the market at a more affordable price point. For sellers, strategic pricing and marketing are becoming increasingly important.
